TACC Warehouses, Nairobi

TACC Warehouses is a large-scale industrial development located in Nairobi’s Industrial Area. Comprising 27 units, the project was developed by Tile and Carpet Centre with a strong focus on operational efficiency and sustainability. UGC was engaged from the early design stage to lead the sustainability advisory process and conduct building simulation and performance modelling in support of EDGE certification. The goal was to deliver high-performing warehouses that offer low utility costs to tenants while minimising environmental impact. The project successfully achieved EDGE Preliminary (Design Stage) Certification and is expected to attain final certification following the planned installation of a solar PV system.

Project Sustainability Features

  • 21% energy savings through reduced window-to-wall ratios, reflective roof surfaces, LED lighting (sales and external areas), occupancy sensors, and planned solar PV

  • 22% water savings via efficient dual-flush toilets, urinals, aerators, and water-efficient kitchen faucets

  • 54% reduction in embodied carbon in materials, with use of in-situ reinforced concrete slabs, machine-cut unpolished stone block walls, and finished concrete flooring

  • Operational CO₂ savings: 166.52 tCO₂/year

  • A model of sustainable warehousing for Kenya’s logistics and industrial sectors
