Philadelphia House, Nairobi

Philadelphia House is a refurbished commercial office building located along Moi Avenue in Nairobi’s CBD. Originally built in the mid-20th century, the building underwent a comprehensive retrofit, including full upgrades of electrical, mechanical, and plumbing systems. UGC was engaged to guide the project team through a sustainability strategy that met the EDGE standard, focusing on energy and water efficiency while preserving the building’s original structural elements. This project serves as a powerful demonstration of how older buildings can be modernised to meet international green building standards without the need for complete reconstruction.

Project Sustainability Features

  • 26% energy savings via reduced window-to-wall ratio, solar PV system, and energy-saving lighting

  • 62% water savings from low-flow faucets, dual-flush toilets, urinals, and efficient kitchen fixtures

  • 82% less embodied carbon in materials through reuse of existing floor slabs, roof, external/internal walls, flooring, and window frames

  • Operational CO₂ savings: 24.80 tCO₂/year
