Cold Storage Solutions, Tatu City

Cold Storage Solutions, located in Tatu City, is the first temperature-controlled facility in Africa to achieve LEED certification, marking a major milestone in the region’s industrial and logistics sector. At over 15,000 m², this Grade A cold storage facility is the largest and most advanced in Kenya, designed to serve the growing need for efficient and sustainable temperature-controlled warehousing.

UGC was engaged from the very early design stage, working closely with architects, engineers, and refrigeration consultants to embed sustainability into every facet of the project. Given the high energy demands of cold storage, efficiency was critical. UGC conducted detailed energy modelling to optimise building performance and guide key design decisions—ranging from lighting and HVAC systems to refrigeration plant selection and thermal insulation.

The project integrates a large-scale 1 MWp rooftop solar PV system and an energy-efficient ammonium refrigeration system. Office spaces were designed for occupant comfort, with mechanical ventilation, thermal zoning, and compliance with ASHRAE and LEED indoor environmental standards. Water systems were also a major focus, with an on-site wastewater treatment plant recycling greywater for toilet flushing, irrigation, and general cleaning.

The project achieved LEED Gold certification, setting a new benchmark for sustainable industrial development in Africa.
