URBIS 2 by Contech, Athi River

URBIS 2 is the second phase of an innovative industrial development in Athi River, Nairobi, using upcycled shipping containers as the primary construction material. Developed by Modular Real Estate EPZ Ltd, the project builds on the success of the original URBIS facility, once again engaging UGC to provide EDGE advisory and certification services. UGC supported the project team from early design stages, helping to model and implement sustainability strategies across energy, water, and material performance. The project exemplifies low-impact construction, adaptive reuse, and resource-efficient design in Kenya’s industrial sector. URBIS 2 achieved EDGE Advanced Preliminary Certification in 2024 and is targeting final certification in 2025.

Project Sustainability Features

  • 88% energy savings, through reduced window-to-wall ratio, insulated roof, efficient interior and exterior lighting, lighting controls, and onsite solar PV

  • 38% water savings, using efficient water closets, water-saving bathroom faucets, and urinals

  • 30% reduction in embodied carbon in materials, including reuse of existing walls, material-efficient roof and floor slabs

  • Project demonstrates annual operational CO₂ savings of 80.66 tCO₂/year
