Zaria Court, Kigali

Zaria Court is an adaptive reuse project located in Kigali, Rwanda. The development involves the rehabilitation of a decommissioned medical office building, originally used as an athlete’s hotel in the 1970s. The project is being repurposed into a mixed-use development with a focus on sustainability and resource efficiency. UGC was engaged from the early stages to provide EDGE advisory and certification support. Working closely with the design and construction teams, UGC conducted detailed simulation modelling and developed strategies to optimise energy, water, and material efficiency while preserving the integrity of the existing structure. The project successfully achieved EDGE Preliminary Certification in March 2025 and is targeting final certification upon completion.

Project Sustainability Features

  • 23% reduction in energy use, including efficient lighting, insulated walls, and reduced window-to-wall ratio

  • 44% reduction in water consumption, with water-efficient showerheads, faucets, WCs, urinals, and kitchen fittings

  • 35% reduction in embodied carbon in materials, through the reuse of existing floor slabs, roof, and walls

  • Use of green roof system to reduce heat gain and improve performance

  • Strategic retention and reuse of existing building components to reduce environmental impact

  • EDGE certification supports Kigali’s growing shift toward sustainable urban redevelopment
